Property Managers Responsibilites
A team of industry-certified property managers and trained support staff facilitate an open and easy system of communication between property managers, board members and community homeowners.
- Advise Board of Directors to act on matters in accordance with the legal documents of the Association.
- Attend Board of Directors meetings and Association Annual Meeting.
- Prepare and maintain Association’s Board of Directors Board Packets.
- Prepare correspondence necessary to conduct Association’s business transactions.
- Set monthly action lists and a recording of action taken and status of completion.
- Complete maintenance of corporate files.
- Process telephone inquiries from Board Members, homeowners and vendors.
- Process service requests concerning landscape, pools, roofs, plumbing and lighting maintenance. Such requests will be documented in writing, which will include action taken and completion dates.
- Act as liaison between Board Members and vendors.
- Perform regular property walk-throughs to take notes of violations by homeowners. Subsequent correspondence is sent to concerned homeowners in an effort to correct the violation and maintain the standard of living within the community and the aesthetic appearance of the complex.
- Manage Association vendors, and initiate corrective work.
- Obtain bid specifications and proposals from vendors.
- Code Association invoices and approve accordingly.
- Review Association’s monthly financial statements and expenditures to assist the Board in operating within the annual budget.
